May be worth splitting it up, lease some for farming for now, set up a couple of acres for a small utility/living area so you can visit and stay for short periods or permanently so you can get a sense of actually being there… Seasons, smells, sounds, wildlife, infrastructure like roads will all impact what the experience or opportunities actually are and often bday depending on the time of year.
